How to use the AI prompt generator for real estate, step by step
Only the first step is required: anything you skip stays on Auto.
- Share the essentials. Describe the property or situation in “Describe your situation or what you need” and pick one of the ten tasks under “What do you need?”, or switch on the option that has the AI ask you questions first.
- Set property and transaction. Choose the “Property type” (condo, house, retail, office, warehouse, land or portfolio) and the “Transaction” (sale, rental, owner lead generation, new construction or investment). “Area and context” sits under advanced settings.
- Pick audience and channel. Choose “Who is it for?” and “Where it is published or sent”, such as a portal, email, text message or social media. Under advanced settings you can set the “Tone”.
- Add data and quality. Mark the “Available information” you will attach and how to handle “Data and statements”. Advanced settings cover level of detail, extra controls, response language and your own limits.
- Generate and copy your prompt. Click “Generate prompt”, enter your email to see the whole prompt and copy it.
The ten tasks are property listing, listing appointment sheet, lead reply, showing script, lead generation campaign, sales follow-up, buyer comparison, local market summary, property FAQ and social media content plan. They work for condos, houses, retail space, offices, warehouses, land or portfolios, for sale, rent or investment.
Example: a ChatGPT prompt for a condo listing description
With the generator’s “Property listing” example, the prompt starts like this. It’s an excerpt: the button copies the full prompt.
ROLE Act as a senior real estate sales director with experience in sales, rentals, listing acquisition, buyer service and local marketing. You work from evidence: you separate what is confirmed from what is assumed and you never fill gaps with invented data. You write portal listings with the structure headline, opening, room-by-room description, surroundings and call to action, and you know which details the rules require you to show. GOAL Write the property listing with the confirmed facts, its real distinguishing points and a clear call to action. CONTEXT Context provided by the user (treat it as your main source): [START OF BRIEF] Condo with 3 bedrooms and 2 bathrooms, 1,000 sq ft per the property sheet, fourth floor with elevator, renovated in 2022, south-facing, a 5-minute walk from the subway. Approved asking price: $285,000. HOA fees and energy or utility details to be confirmed. Professional photos already approved. [END OF BRIEF] ... OUTPUT FORMAT Deliver a table with columns Version, Headline, Description, Words, Fact to confirm for three versions (informative, emotional and short); then the mandatory listing details (price, size, energy or disclosure items) with their status. ...
The full prompt adds the five fixed constraints (no invented data, no promised returns, no legal advice, no discrimination and no personal data), five working steps, the exact output format and a checklist to run before answering.
The result: the AI returns three versions of the listing with pending facts flagged, instead of generic copy with invented square footage or features.
Tips for using AI to write listings that showcase the property
6 quick tips
- Paste only verified spec sheet data into the brief: square footage, bedrooms, floor, renovation year, orientation. Mark anything unconfirmed as pending.
- Describe the property, not the ideal buyer: the Fair Housing Act bars ads that state a preference based on race, color, religion, sex, disability, familial status or national origin, so ask the assistant to check the draft for that kind of wording.
- Ask the assistant to highlight the two or three features buyers in that area value most, using your own insight about the neighborhood, not its guesses.
- Pick “Where it is published or sent” before you generate: a listing portal, Instagram and a call script need different lengths and structures, and the generator applies the limits of each channel.
- Keep owner, buyer and tenant names and phone numbers out of the brief; to answer a lead, their question and the property are enough.
- Change “Who is it for?” and generate again to adapt the same listing to families, investors or first-time home buyers, or switch on “A/B variants” under extra controls to test two versions.
AI prompts for real estate: from the seller meeting to the content calendar
- Listings A portal listing in three versions or a property FAQ built from the spec sheet.
- Leads A reply to an inbound inquiry and a sales follow-up sequence that adds value with every contact.
- Prospecting A listing appointment sheet for the owner and a local campaign by neighborhood or town.
- Content A local market summary with cited data, a buyer comparison and a four-week social media content plan.
- Showings A showing script for a private visit or an open house, with discovery questions for the buyer and honest answers to objections.
What makes effective AI prompts for realtors
A good real estate prompt gives the assistant a role, a specific task, the property and area context, the material it can use (approved photos, floor plan and spec sheet), the constraints and the output format. The generator already tells the assistant to act as an expert in real estate marketing, something every real estate agent otherwise types by hand.
The constraint that decides quality is accuracy: AI tends to fill gaps with plausible square footage, views or returns. The generator prevents that with rules that are always included: they separate confirmed data, assumptions and data to verify, rule out promises of profitability and ask for a next step without pressure.
AI in your real estate business: where it saves time
Most of an agent’s week goes on writing that repeats: the listing, the reply to the fifth inquiry about the same condo, the follow-up to a seller who hasn’t decided, the monthly newsletter to your sphere of influence. AI tools are good at that kind of first draft. Use them to craft the copy, summarize a long thread of buyer questions or turn your notes from a viewing into a clear follow-up.
Keep for yourself what needs local real estate knowledge and judgment: pricing, negotiation and what you promise a client. Used like that, AI fits your workflow and gives you productivity without putting your name on claims nobody checked. Think of the assistant as a marketing expert that writes fast but only knows what you tell it, which is why the brief and the spec sheet matter more than the tool.

Why I built these generators
Frequently asked questions
Is the AI prompt generator for real estate free?
Yes, it’s free. Before it asks for anything, it shows you a preview with the first sections of the prompt. To see the whole prompt and copy it, enter your email and accept the Privacy Policy; receiving communications from Founderz is optional.
It only asks once per visit: any prompts you generate after that are shown in full.
Does it work for rentals and commercial property?
Yes. “Transaction” covers sale, residential rental, short-term rental, owner lead generation, new construction promotion and real estate investment, and “Property type” goes from a condo to retail space, an office, a warehouse or a plot of land.
Can the AI make up property details?
It can if the prompt doesn’t stop it. This prompt forbids inventing price, square footage, license, availability, profitability or features and asks the assistant to flag what still needs confirming. Still check every figure against the spec sheet before you publish.
What happens to the data I type?
The generator doesn’t use a language model: it combines your answers with Founderz templates in your browser. It only sends your email to Founderz when you ask to see the prompt, and usage statistics record the options you chose, never your description or the generated prompt.
Can I write the listing in Spanish for international buyers?
Yes. Pick “International buyer” under “Who is it for?” and Spanish or another language under “Response language” (advanced settings), which sets the language the assistant answers in. You can also switch on “Spanish version” under extra controls to get each text in both languages.
